Residential Design Standards
Minimum Square Footage Requirements
There are minimum square footage requirements in Legacy Wood.
The minimum square footage in all cases will mean only the first
and second floor of residences, enclosed and finished for occupancy
all year around. Minimum square footage will not include basements,
garages, porches, or attics, nor will it include finished basements
below grade, such as walkout basements. Minimum square footage requirements
are as follows:
- ranch (single level)..........1,500 sq. ft.
- one and one half story....1,100 sq. ft. first floor
1,800 sq. ft total minimum
- two story ..........................1,000 sq. ft first floor
1,800 sq. ft total minimum
- reverse...............................1,500 sq. ft main level
- atrium split.......................1,800 sq. ft.
- california split...................1,800 sq. ft.
Exterior Materials
Exterior walls of all buildings shall be of brick, stone,
wood siding, wood paneling, plate glass, or stucco. No simulated brick
will be permitted. Approved vinyl siding and vinyl soffits will be permitted
upon approval by the Architectural Review Committee. Only materials that
have been approved by the Architectural Review Committee will be allowed.
Front elevations will consist of no less than 50% brick, stone or stucco.
Lap siding on the fronts of true colonials will be considered and must be
approved by the Architectural Review Committee.
Exposed concrete shall not exceed 8” on the street elevation. All exposed
concrete will be painted to match the base color of the residence.
Roofs
Roofs will be 30 year Timberline, or equivalent, weathered
gray in color with pre-colored metal valleys and roof breaks. Other materials
must be reviewed and approved by the Architectural Review Committee. No less
than 7/12 pitch will be allowed unless specifically approved by the
Architectural Review Committee.
Sidewalks and Driveways
All sidewalks shown on the recorded plat and so designated
by the developer will be the responsibility of the builder to install. No
asphalt driveways will be permitted. Garages shall be attached to the home
and must accommodate at least two (2) cars. Driveways are to provide
sufficient paved area for off-street parking for at least two (2) cars.
Colors
All exterior colors must be submitted to the Architectural
Review Committee for approval. No builder shall commence exterior painting
without submitting colors for review and approval of those submitted colors.
Earth tones are recommended.
Outbuildings
No outside storage buildings will be permitted. Other
outbuildings, such as children’s play houses, must be submitted and approved
by the Architectural Review Committee.
Landscaping and Sod
Front elevations require a minimum front foundation planting
allowance of $750.00. All yards are to be sodded with bluegrass or fine leaf
fescue sod. Seeding of portions of back yards will be considered by the
Architectural Review Committee in some limited situations.
Fences
Fences are permitted upon approval by the Architectural
Review Committee. Fencing should be constructed of wood, wrought iron,
masonry, or stucco, and may not exceed five (5) feet in height. Fences
will be constructed to attach to the rear sides of the home. Plot plans
shall be submitted to the Architectural Review Committee showing placement
of gates. No chain link fencing will be allowed.
Approval of Plans
Approval of plans and specifications by the Architectural
Review Committee shall not be construed as approval of the engineering
decisions or compliance with zoning and building ordinances, and by
approving plans, neither the Architectural Review Committee, nor any of
its members, assumes any liability or responsibility for any performance
by the contractor of any defect in any structure constructed from such plans.
Homeowners Association
The covenant and restrictions of Legacy Wood provide for the
formation of a homeowners association. The purpose of this association is to
guide the maintenance of the community and to protect and enhance the
homeowner value. The Legacy Wood Homeowners Association will maintain the
recreational areas such as the community pool, walking trails, and other
green space common areas.
Authorized Builders
Builders who have been authorized may purchase lots and build
in Legacy Wood. The developer is not responsible for, and does not guarantee
the work of any builder or contractor.
